WHY GAVEN

Why Lauderhill homeowners choose Gaven for their remodel

We work where the regulatory layer is named, the permit calendar is owned, and the warranty is written before the contract is signed. Lauderhill runs its own Building Division at the Ken Thurston Inverrary Community Center, and we keep the city contractor registration current so a Lauderhill homeowner is not paying for a six-week delay while their contractor scrambles to register.

  • Registered with the City of Lauderhill Building DivisionRequired separate from the state CGC license. We keep the registration current so a Lauderhill permit starts the day the contract is signed.
  • Permits pulled in-houseBuilding, plumbing, electrical, mechanical, and structural sub-permits — plus Notice of Commencement recording at the Broward County Recording Office for any project over $2,500.
  • HOA design-review submitted in parallelOn Inverrary HOA-managed sections, we submit the HOA packet alongside the city building intake so the two reviews run concurrently rather than sequentially.
  • In-house licensed crewsDaily site supervision, weekly homeowner walk-throughs, selections frozen at construction start, change orders only when the homeowner requests them in writing.

Property types we work in across Lauderhill

The Lauderhill housing stock breaks into four operational categories, and the remodel approach differs for each.

Broward Estates and eastern ranch single-family.

1950s–1960s CBS ranch on slab, single-bath or 1.5-bath footprints, original galley kitchens. The most common scope is a full kitchen and primary-bathroom rebuild paired with re-pipe, panel upgrade, and impact-window replacement. HOA-free. Lower-budget bands often defer the new-construction tier in favor of full-system remodel.

Inverrary condos and townhomes.

1970s–early-2000s low-rise and mid-rise condo stock, plus 1990s–2000s townhomes along Inverrary Boulevard. Condo unit work runs through the building's HOA approval flow before the city permit, with freight-elevator scheduling and water-shutoff coordination as part of the project plan. Most-requested scope here is bathroom-led — original primary baths were small, separate-shower-and-tub configurations that owners typically convert to a single large walk-in shower with frameless glass.

Boulevard Forest, Boulevard Woods, and Country Lake canal-front single-family.

1970s–1980s waterfront single-family along the canal system, often with backyard pools. Whole-home gut and primary-suite-plus-kitchen scope dominates here. Properties of this vintage have aged out of their original mechanicals and are at a natural inflection point for a Tier 02 or Tier 03 full-home rework.

Investor-owned rentals.

Across all four neighborhood types, Lauderhill carries a high investor-owner mix. We run a documentation track that supports the investor's due-diligence file — written scope, line-item budget, certified payroll on permitted work, and final-inspection sign-off paperwork — because that documentation is the differentiator between a rental that re-rents at market and one that sits.

SCOPE GATE

What we do, and what we don't

We handle full remodels and new construction only. Five scope bands:

  1. Full kitchen remodelgut and rebuild, 4-tier pricing $20K–$300K+
  2. Full bathroom remodelgut and rebuild, 4-tier pricing $8K–$130K+
  3. Full home renovationwhole-home gut, multi-room remodel, condo gut, $200K–$1.5M+
  4. Home additionsbedroom, primary suite, second-story, garage conversion
  5. New constructionground-up single-family on a Lauderhill lot

We do not take on partial cosmetic refreshes, single-fixture installs, handyman scope, paint-only work, or one-day-bath shell-overlay programs. The gate exists because every project we run goes through the Lauderhill Building Division (or Broward County for items in the city's exception list) when scope crosses into structural, plumbing rough-in, or electrical circuit work, and pulling permits the right way takes a contracting team built for it.

SERVICES

Full-Scope Remodeling Services in Lauderhill

Operator-grade renovations across Broward County. Bathroom and kitchen lead — Lauderhill's keyword data is bathroom-leaning, and the city's housing stock concentrates the most-requested work in those two scope shapes.

Bathroom

Full Bathroom Remodeling

A bath remodel Lauderhill clients ask for typically lands in one of three patterns: the Broward Estates ranch primary-bath gut (1950s single-bath, often the only bathroom in the house, requiring temporary-bathroom logistics during demo and rough-in); the Inverrary condo primary-bath conversion (separate-shower-and-tub combo to single frameless walk-in shower with niche, bench, and curbless drain); and the Boulevard Forest secondary-bath scope. Waterproofing on every Gaven bathroom remodel runs Schluter-Kerdi membrane behind tile per ANSI A118.10 / TCNA detail, regardless of tier.

Kitchen

Full Kitchen Remodeling

Kitchen remodeling Lauderhill scope concentrates on the Broward Estates and Inverrary single-family ranch and townhome footprint — typically a 1950s–1980s closed-galley layout that opens into the dining area or family room with the removal of a non-bearing wall. Standard Tier 02 / Tier 03 scope is semi-custom shaker or slab-front cabinetry, quartz or granite countertops, full-tile or slab backsplash, large-format porcelain flooring, and a panel-mounted dishwasher. Higher-end Boulevard Forest waterfront kitchens push into Tier 03 / Tier 04 scope with island-mounted induction and Sub-Zero / Wolf appliance packages.

Home

Full Home Renovation

Whole-home gut renovations in Lauderhill run two patterns: a Broward Estates ranch full-system rework (re-pipe, electrical service upgrade, impact-window replacement, full kitchen and bath rebuild, flooring and paint), and an Inverrary condo full-unit gut (rework of every wet wall, all flooring, full cabinetry replacement, electrical and plumbing rework where the building permits it). Pricing runs $150–$400 per square foot, total project $200K–$1.5M+, depending on size and finish tier.

Addition

Home Additions

Bedroom, primary-suite, and family-room additions are the main Lauderhill addition scope, typically on the larger Boulevard Forest and Country Lake Estates lots where the side or rear setback supports footprint expansion. Garage conversions and second-story additions are less common in Lauderhill than in adjacent cities because the typical lot is small and the Inverrary footprint is dense. We handle them where they fit.

New Build

New Construction

New construction in Lauderhill is rare — the city is largely built out — but it does happen on tear-down-and-rebuild lots in Broward Estates and on infill parcels along the canal corridors. Single-family ground-up only; we do not build spec or multi-family. We coordinate the architect package, building department submittals, and HVHZ envelope spec from concept through certificate of occupancy.

Permit

Permit & City Coordination

What separates a Lauderhill remodel from an inland project budget is the permit calendar. We coordinate City of Lauderhill Building Division submittal, contractor registration with the city (required separate from the state license), Notice of Commencement recording at the Broward County Recording Office, and parallel HOA design-review for Inverrary work — so the schedule clock starts on day one.

EXPERIENCE

Lauderhill in detail — permits, neighborhoods, regulatory layer

Eleven years of Broward and Miami-Dade work, plus Lauderhill-specific permit, neighborhood, and regulatory context. We name the operating reality instead of glossing over it.

Posted City of Lauderhill building permit at active Gaven Constructions jobsite, Broward County HVHZ context
Permit jurisdiction at the City of Lauderhill Building Division

Lauderhill runs its own Building Division through the city's Development Services Department, located at the Ken Thurston Inverrary Community Center, 3300 Inverrary Blvd. The Building Division also covers Planning & Zoning and Code Enforcement. Permit applications drop off in person at Lauderhill City Hall (5581 W Oakland Park Blvd), and the typical review window runs under 10 days from intake to comments-back. Lauderhill applications use the Broward County BORA Uniform Building Permit Application, revised November 14, 2025, required countywide. Lauderhill also requires contractor registration with the city separate from the state CGC license; we keep that registration current.

Notice of Commencement and sub-permit stack

Notice of Commencement recording at the Broward County Recording Office is required prior to permit issuance for any project valued over $2,500. We record the NOC, deliver two certified copies, and stage them with the building application. Plumbing, electrical, mechanical, and structural sub-permits stack under the master building permit. If the scope includes window or door replacement, those follow a separate Notice of Acceptance product workflow at intake.

Neighborhoods we work in across Lauderhill

Broward Estates is the city's oldest neighborhood, build-out starting in the late 1950s — HOA-free, ranch-style and bungalow housing, near the Swap Shop flea market and St George Park. Inverrary was the city's planned urban development, designed before the 1970s build-out around the former Inverrary Country Club, host of the Jackie Gleason Inverrary Classic and later the Cognizant Classic until the course closed in 2020. The Inverrary footprint runs from the 1970s through the late 2000s and includes waterfront condos, low-rise condo buildings, mid-rise towers, townhomes, and roomy single-family homes along Inverrary Boulevard. Boulevard Forest, Boulevard Woods East and North, Country Lake Estates, and Sunrise Golf Village East are the canal- and lake-front single-family pockets. Lauderhill Mall, opened in 1966, was the first enclosed air-conditioned mall in the southeastern United States.

HVHZ envelope work, FEMA flood zones, and Inverrary HOA workflow

Lauderhill sits inside the High-Velocity Hurricane Zone. Any window, door, garage door, or roof-penetration product replaced or installed needs a Miami-Dade Notice of Acceptance on file with the building intake — the same NOA standard referenced in the Florida Building Code product approval registry for HVHZ test pressure ratings. Most of Lauderhill is inland enough that FEMA flood-zone exposure is limited to the canal-adjacent properties in Boulevard Forest and Boulevard Woods, where parts of those streets sit in Zone AE. We pull the FEMA flood-map check at the address before scoping work that could trigger the substantial-improvement rule. Inverrary HOA-managed sections require board design review and exterior-color sign-off separate from the city permit; we run the HOA packet and the city intake in parallel so there's no sequential delay.

Inverrary low-rise condo — primary bathroom rebuild.

Original 1980s separate-shower-and-tub configuration converted to a single curbless walk-in shower with frameless glass, Schluter-Kerdi waterproofing per ANSI A118.10, large-format porcelain on the floor and full-height shower walls, floating double-vanity with under-cabinet LED, properly-sized exhaust fan tied into the building's existing riser. HOA design-review packet submitted in parallel with the City of Lauderhill building intake. The bathroom remodeling Lauderhill scope here was a Tier 03 full-bath rebuild — about 6 weeks on site, plus 4 weeks of permit and design lead time before construction started. A bath remodel Lauderhill condo boards approve is one with a current City of Lauderhill contractor registration on file; we maintain ours. I don’t usually write reviews, but I had to for this. I’m absolutely in love with my new kitchen! The team was professional, easy to work with, and really listened to what I wanted. Everything came out even better than I imagined, and the quality is amazing you can tell they really care about their work. They stayed on schedule and made the whole process smooth and stress-free, which means a lot during a remodel. I’m so happy I chose them. Highly recommend!

I’m beyond satisfied with the work Gaven did. They are professional, reliable, and the quality of the finish is exactly what I was looking for. It’s hard to find a team that actually sticks to the timeline and budget in South Florida, but these guys delivered perfectly.

Gavin Construction completed a renovation project in my unit, and the experience was excellent from start to finish. They were professional, reliable, detail oriented throughout the entire process, and the price was very fair. They did high quality work, the crew was respectful of the space, and communication was clear and consistent. What stood out most was their work ethic and commitment to doing the job right - no shortcuts, no surprises. If you’re looking for a construction or reno team in the Miami area that delivers quality work and follows through, I’d definitely recommend Gavin Construction.

FAQ

Frequently Asked Questions

Conversion answers and Lauderhill-specific expertise — permit timing, HVHZ window replacement, Inverrary HOA workflow, older-stock plumbing, FEMA flood zones.

Is the consultation and quote really free in Lauderhill?

Yes. The site visit, scope walk, and written quote are all free. We do not charge a trip fee anywhere in Broward County, including Lauderhill. The first paid moment in a Gaven project is the deposit at contract signing, after the proposal is in your hands and you have reviewed it.

How fast can you respond to a Lauderhill inquiry and schedule a site visit?

Most Lauderhill inquiries get a response the same business day during our 7:00 AM – 10:00 PM Monday–Friday hours. Site visits are typically scheduled within 3–5 business days. The realistic call-to-construction-start runway is 8–20 weeks once scope, design, permit review, and selections are factored in for a full bathroom or kitchen remodel.

What warranty do you offer on remodeling work in Lauderhill?

Every project carries a written 1–2 year labor warranty, spelled out in the contract before signing. Cabinetry, fixtures, stone, flooring, and waterproofing systems carry their respective manufacturer warranties on top of our installation warranty. Schluter-Kerdi, Cosentino / Caesarstone / MSI countertop programs, and the major fixture lines all have system warranties we register for the homeowner when the install meets their technical literature. If something fails inside the warranty window because of installation, we come back and fix it.

How do I verify Gaven Constructions is licensed and insured before I sign a contract in Lauderhill?

Three checks before you sign anything with us — or with anyone else. One: verify license GCG1524886 at MyFloridaLicense.com. Two: confirm the contractor is registered with the City of Lauderhill Building Division (registration is required separate from the state license; an unregistered contractor cannot pull a Lauderhill permit). Three: read the 60+ Google reviews linked from our testimonials page, where reviewers name their neighborhood and project type. We recommend running all three checks before signing any multi-trade contract.

How long does a permit take in Lauderhill?

Plan review at the City of Lauderhill Building Division typically runs under 10 days from intake, depending on project complexity. Multi-trade scope (kitchen plus bathroom plus electrical service upgrade, for example) goes to building, plumbing, electrical, and sometimes mechanical reviewers in parallel. Same intake, multiple desks. The full permit-and-construction window for a Tier 02 bathroom is typically 3–5 weeks of design plus permit lead, then 3–6 weeks of construction; for a Tier 02 kitchen, 4–6 weeks design plus permit, 4–8 weeks construction.

Does Lauderhill require impact windows under HVHZ?

Lauderhill sits inside the High-Velocity Hurricane Zone — yes. Any window, door, garage door, or roof-penetration product replaced or installed in Lauderhill needs a Miami-Dade Notice of Acceptance on file as part of the building intake. The NOA confirms the product was tested at HVHZ pressure ratings under the Florida Building Code 8th Edition test standard. We handle the NOA submittal as part of the permit packet on every project where window or door scope appears.

Does my Inverrary HOA need to approve the remodel before the city permit?

In most Inverrary HOA-managed sections, yes. The HOA design-review packet (drawings, elevations, exterior color samples for any work visible from outside) goes to the HOA management company in parallel with the city building intake. We submit both tracks simultaneously so the HOA review and the city review run concurrently rather than sequentially. The condo and townhome sections of Inverrary also require an HOA approval letter as part of the permit packet. We handle the documentation.

My Broward Estates ranch is from the 1950s. Will the original plumbing and electrical hold up to a kitchen and bath remodel?

Almost never. A bath remodel Lauderhill on a 1950s Broward Estates ranch typically involves re-piping the affected wet walls (galvanized supply lines fail at the joints once they're disturbed) and pulling new circuits to the kitchen and primary bath because the original 60-amp or 100-amp service panels were sized for a different appliance era. We scope the re-pipe and panel-upgrade as part of the proposal at the design phase, before construction starts, so the homeowner sees the full cost in the contract instead of as a change order mid-project.

What if my Lauderhill property is in a FEMA flood zone?

Most of Lauderhill is inland enough that flood-zone exposure is limited to the canal-adjacent properties in Boulevard Forest and Boulevard Woods, where parts of those streets sit in FEMA Zone AE. For an address in Zone AE, we pull the FEMA flood-map check at the start of scoping and apply the substantial-improvement test. If the cumulative project cost crosses 50% of the structure's pre-improvement market value, the project triggers a flood-rated rebuild scope rather than a remodel scope. We flag the threshold at the proposal phase so the homeowner can scope the work to stay under the trigger if that's the goal.
