New square footage on an existing structure runs through the engineered-foundation, separate-permit-class workflow, which is different from interior remodels. What makes a remodel here different.

Aventura is condo-dominant. The 1970s through mid-2010s tower wave produced the buildings most Aventura homeowners live in today: Del Prado (1971), Eldorado Towers (1974), Delvista Towers (1982), Williams Island's 9-tower private-island community (established 1986, with buildings like Villa Marina at 1998 and Bella Mare at 2005), Hidden Bay at 20 stories (2000), EastSide at 7 floors (2007), Bellini at 24 floors (2014), and Echo Aventura at 11 floors (2016). The single-family stock concentrates inside Aventura Lakes, the 1990s gated community along the western edge, plus the older Eastern Shores neighborhood. That housing reality drives almost every operational decision on a remodel here.

Permit jurisdiction. Aventura is one of the few Miami-Dade municipalities that runs its own building department rather than routing permits through Miami-Dade RER. The City of Aventura Building Division (305-466-8937, permits@cityofaventura.com) handles every permit for renovations inside city limits. Submittals go through eTRAKiT online; within two business days the city emails confirmation that the application is in review or requests missing items.
