Dania Beach runs its own Building Division at City Hall, reachable at 954-924-6805 and permitting@daniabeachfl.gov. Open to public Monday through Thursday 8:30 a.m. to 3:30 p.m., with a permit drop box at City Hall on Fridays. What makes Dania Beach unusual is the joint ePermits portal the city runs with Broward County: a single online application moves both the City of Dania Beach building permit and any associated Broward County permits through review at the same time, eliminating the trip to the Government Center. The standing rule that catches first-time owners is the 60-calendar-day expiration window on permit applications: if 60 days pass after the most recent review notification with no action, the application becomes null and void and the process fee is non-refundable.

Notice of Commencement and contractor registration

Florida law requires a recorded Notice of Commencement (NOC) submitted to the Building Division before the first inspection on any direct contract greater than $2,500 (or $7,500 for HVAC equipment replacement). The NOC is recorded at the Broward County Recording office; the homeowner provides two certified copies. We coordinate the recording. On the contractor side, Dania Beach requires every general contractor working in the city to be registered with a notarized Contractors Registration Form, copies of state certification, the Broward County Certificate of Competency, and certificates of insurance listing the City of Dania Beach as Certificate Holder. We are registered.

Neighborhoods we work in across Dania Beach

Harbor Isles and the gated Villas at Harbor Isles community sit on the Intracoastal corridor and represent the 2000s-built townhome stock; the 427-unit condominium association has its own architectural review process. Florian Isles and adjacent inland pockets carry the older housing stock — single-family and small multi-family built between the 1940s and 1960s. Davis Isles and Ravenswood Estates & Marinas are the canal-fronted single-family corridors with private dockage. Dania Heights and Central Dania Heights are the central single-family zone, mixed condos and houses. East Dania Beach is the modern condo and ocean-view band along the eastern edge. The historic settlement was called Modello before the 1904 incorporation, and the city earned the Antique Capital of the South branding through its downtown corridor before the current Dania Pointe redevelopment.

HVHZ envelope work and FEMA flood-zone considerations

Dania Beach sits inside Broward County's High-Velocity Hurricane Zone. Any window or sliding-door replacement on an exterior elevation must use assemblies with a Miami-Dade Notice of Acceptance (NOA) covering HVHZ test protocols. The Florida Building Code 8th Edition sets the test standard, and Dania Beach checks NOA documentation as part of permit review. Flood-zone exposure is the second variable that separates a Dania Beach project budget from an inland one: Intracoastal canal corridors (Harbor Isles, Davis Isles, Ravenswood) typically sit in FEMA Zone AE, and the easternmost oceanfront edge runs into Zone VE.
