Zion was amazing with ideas and help! He was very attentive and made sure our job was done perfectly to our specifications. SCOPE GATE

We handle full remodels and new construction only across the three-county footprint. Five scope bands: full kitchen remodels, full bathroom remodels, full home renovations, new construction, and home additions. Permits get pulled when the scope requires them — structural work, MEP changes, exterior envelope, additions — and aren't pulled on cosmetic finish work that doesn't trigger them. We do not take on:

  • Partial cosmetic refreshes, single-fixture replacements, or vanity swaps
  • Single-room paint-only or single-room flooring-only jobs
  • Touch-ups, small repairs, drywall patching, or handyman scope
  • Roof repair, gutter work, fence work, exterior painting on its own, deck or patio standalone work
  • Cabinet installation as a standalone scope (only as part of a full kitchen or bathroom remodel)
  • Any single-trade visit

If your project is one of those, we are not the right contractor. The work we do — kitchen, bathroom, condo, additions, whole-home, new construction — is full-scope remodeling under our CGC license class.

What our footprint covers.

Our footprint is the three-county area of Miami-Dade, Broward, and Palm Beach County, served from our Doral, FL office. Miami-Dade and Broward sit inside the High-Velocity Hurricane Zone (HVHZ), which means new exterior glazing requires Miami-Dade NOA-rated assemblies and the FBC 8th Edition flashing program — see the Florida Building Commission for current code references. Palm Beach is outside HVHZ but inside the Wind-Borne Debris Region, with less stringent but still rated assemblies. FEMA substantial improvement applies to coastal stock across all three counties — if cumulative remodel cost exceeds 50% of structure value, the entire structure must be brought to current flood code, including foundation elevation in Zone VE. Architectural Review Board (ARB) review applies in country-club and HOA-managed communities concentrated in southern Palm Beach and parts of Broward. We pull these layers before drawing a floor plan, on every project.

The variance shows up in schedule, not headline price. Schedule differences are real and predictable. Miami-Dade RER and Broward County Building Code Services run similar review cycles on equivalent scope; Boca Raton Building Department runs longer. Condo board approval adds 2–6 weeks regardless of county on any unit-side gut. ARB review adds 30–60 days where it applies. FEMA substantial improvement, where triggered, adds engineering, foundation elevation, and envelope upgrades that can extend a project by 3–6 months and add $150K–$400K to the build cost.

  • Do you charge to come look at my home or give a quote?

    No. The site visit, scope conversation, and written quote are all free. We never charge a trip fee. You only pay when work begins, and the price — scope, timeline, and tier band — is in the contract before signing.

  • How fast can you respond and schedule a site visit?

    Most calls and form requests get a response the same business day during our 7:00 AM – 10:00 PM Monday–Friday hours. Site visits are typically scheduled within 3–5 business days. For an active whole-home or multi-room project, the discovery and design phase runs 3–12 weeks before any work begins, so the realistic call-to-construction-start runway is 8–20 weeks once permitting and selections are factored in.

  • What warranty do you offer on home remodeling work?

    Every project carries a written 1–2 year labor warranty, spelled out in the contract before signing. Cabinetry, fixtures, stone, flooring, and waterproofing systems carry their respective manufacturer warranties on top. We register the system warranty for the homeowner under the manufacturer's installer-acceptance program when the install meets the manufacturer's technical literature. If something fails inside the warranty window because of installation, we come back and fix it.

    Miami-Dade RER and Broward County Building Code Services run similar review cycles on equivalent scope. The Boca Raton Building Department runs longer.
