On a whole-home or multi-room job, one licensed general contractor is responsible for the structural work and pulls the permit, while the electrical, mechanical, and plumbing run in-house or are subcontracted under the license, not hired out as separate, uncoordinated contracts that no single party is accountable for.

Gaven is a Florida Certified General Contractor. Under Chapter 489 of the Florida Statutes, a Certified General Contractor's scope is “unlimited as to the type of work,” the license class that can take a whole-home gut or a structural addition. A Building Contractor is capped at three stories; a Residential Contractor at two.§489.105

That license is what separates a remodeling contractor who can run the whole job from one who cannot. A general contractor is responsible for the structural work and pulls the permit, while the electrical, mechanical, and plumbing run in-house or are subcontracted under the license instead of hired out as separate, uncoordinated contracts.§489.113

It shows up at the permit counter. In Miami-Dade, Broward, and Palm Beach County the building official has to confirm the contractor is certified before a permit issues, which is why an unlicensed handyman cannot legally pull one for a remodel of this size.§489.131

QDo I need a licensed general contractor for a whole-home remodel, or can I hire the trades directly?

You can hire trades directly for small, single-trade jobs. A whole-home or multi-room remodel is a different animal, because someone has to own the structural work, sequence the trades, and coordinate the inspections. A Certified General Contractor is responsible for the structural components and either runs the electrical, mechanical, and plumbing in-house or subcontracts them under the license. Hiring each trade yourself means no single license is coordinating the structure, the permit, and the inspection order, and that is usually where multi-trade remodels come apart.
